Property Management/Hands on Management

Property Management

IPI prides itself on a hands-on management style that is incorporated to its portfolio of Branded Hotels, Apartment Communities, and Office Buildings. Along with our highly trained on-site management team, we have Regional Property Managers and Senior Leadership perform routine site visits to inspect both the physical property and the operations to assure that we keep a well maintained property that is well and tightly run, in addition to being compliant with current regulations.

Some of the items covered during our monthly property visits are:

  • Inspection of the exterior of the property including landscaping, roof, gutters, drainage, curb appeal, parking lot, HVAC
  • Completing walk through inspections of common areas such as community rooms, lobby, laundry, hallways, kitchen, bathroom
  • In-Depth competitive analysis to other properties in the area for its industry and implementing action plan strategies to maximize profitability and potential.
  • Review of guest or resident waiting list, move in & out paperwork, incident reports, compliance, safety protocols, best practices
  • Review any state agency reviews, compliance, and newly implemented changes

Operations

IPI properties are well managed, efficiently run properties that appeal to all individuals, employees, partners, and owners alike. Standardized operating policies and procedures are administered by senior management, as each property is personally supervised by regional managers. The corporate support staff includes specialists in marketing, accounting, safety and security, and preventive maintenance. IPI is quick to implement best practices for each job function that a property might have. Some of these operational focuses include:

  • Regular meetings implementing individualized action plans
  • Emphasized focus on controllable expenses
  • Best practices for cleaning/sanitizing our properties
  • Activity tracking logs providing detailed property history
  • Daily, weekly, monthly, and quarterly reporting with highest ROI metrics being utilized

Government Regulations

Government regulations change on a regular basis and IPI, we keep up to date with those changes. Multiple of our staff have either had past experience with state agencies, hold industry specific professional certifications, or are active members within their lodging/apartment associations. We stay up to date with compliance education, training, news and quick to implement within our portfolio.

Periodically, IPI conducts its own internal audits to ensure that any physical or file reviews are in compliance as the state agency requires. In addition, we provide up-to-date resources in regards to any applicable federal, state, or county/state such that may pertain to any aspect of management.

Because of our education and experience in government regulations and our diligence of inspecting our own properties, our federal or state inspections meet and exceed these standards as we continue to maintain and strive for excellent relationships with all of our federal and state partners.
